This project involved the 4800m² refurbishment and fit-out of a 3 storey existing 1960’s office building at the DCU innovation Campus at DCU Dublin. Located in a primarily residential area we implemented precautions to minimise disturbance to the activities and occupants from dust, excessive noise and any other interference arising from the carrying out of the Works.

The facility features a number of unique concepts designed to support innovation, including smart co-working spaces, fab-labs, relaxation areas, TAG Cafés, event spaces, meeting rooms and classrooms. Multiple corporate innovation labs, a large event space and an Italian themed café/restaurant. The space will provide flexible work space for freelancers, tech start-ups and corporate innovation labs, with capacity for 350 people.

The project involved the refurbishment of the shell and core of the existing building including the demolition and making good of existing internal walls, partitions, suspended ceilings, removal of existing windows and replacement with new and all associated works; and the subsequent fitting out, supply and installation of furniture, fittings & equipment and decoration

The works consisted of the strip-out of mechanical services of the basement, ground, first, plant rooms and rooftop of an existing office building and  the shell & core and fit-out of Cat B office space of all areas noted within the drawings and scope of works

The external envelope was upgraded with new windows doors and curtain walling systems with the new roof covering to the plantroom

A range of bespoke partition system, fore rated internal glazed partition joinery, folding partition to the classroom a new presentation auditorium space with feature lighting, café cellular and open plan office, coffee stations at each floor level, full audio visual system with interactive TV systems  & media walls to the reception

Upgrade of the existing toilet, new floor covering new timber ceiling to the circulation areas decoration, new internal door

Bespoke furniture counter to the reception and café area, solid timber glazed walls to 2nd floor co-working  an extensive range of loose furniture in a contempory style such as predrali, Damris Cardboard bookshelves, Volt stools, Anteres pure ask chair all imported from a selection of supplies in Italy, hand painted and printed wall graphics

This is a highly serviced building containing General Purpose Power, General & Emergency Lighting with Digital Dimming, Induction Loop, Staff Call System, CCTV, Magnetic Door Locking System, Lightning Protection, Automatic Door Entry, Wiring, Cat 6e Structured Cabling, Addressable Fire Alarm System, Disabled refuge System, TV Aerial System, Access Control, Plant room Wiring, all controlled by a sophisticated BMS System, standby generator, roof mounted plant including Air handling plant, chillers, ventilation plant and control panels, New passenger lift

Site Services & Utilities including new gas main to the site, Energy centre Installation, Soils and Wastes, Water Services, Water Services, Heating Ventilation & BMS

The fit out involved reconfiguring plant space at ground floor and roof levels. New electrical services were provided to serve the building. A new main LV switch room, new main board will be installed with a sub distribution board installed per floor.

New fibre optic communications cabling installed linking the innovation house, The alpha building and the main DCU campus.

Existing systems that required service were kept live and required integration/interruptions include the following the Comms Room at ground floor, PABX room at first floor, Vodafone and RTE comms room at roof level, Mechanical plant at ground floor level, underground services tunnel

Specialist  indoor lighting with sophisticated lighting controls to achieve the sustainability targets,BS EN 12464:2011 (Indoor Work Places) BS EN 12193:2007 (Sports Lighting) CIBSE SLL Lighting Handbook: 2009 Lighting Guide 7 (Offices),

The project has been designed to meet exemplary sustainability and low carbon principles and will embody the goals set out in the Newry 2020 Low Carbon City targets.

We provided of 80 carparking spaces, bus turning circle, drop off/pick up points. A substantial road network with controlled access zones for evening traffic, service, provision of substantial new surface water and foul drainage systems
